Also offering easy access to some of the best beaches the county has to offer, our small but exceptionally high standard development will provide you with the opportunity to really relax in comfort.
Our holiday development holds three separate and exquisitely converted barns: Samphire, Sedge, for up to 6 people, and Pin Rush sleeping up to 8, plus the fully refurbished Farm House.
The three barns have recently been sympathetically restored to an exceptionally high standard and great care has been taken to ensure that the unmistakable original character of each building is retained. The barns display breath-taking décor and are provided with every modern convenience such Wi-Fi and Nespresso coffee makers; thus making for an elegant, spacious and comfortable place to stay. Peace and serenity are guaranteed during your stay, with each barn having its own individual courtyard and garden. Furthermore, to ensure an easy and practical stay for everyone, all three properties have ample parking provided and are wheel chair friendly.
Sitting amongst fields which change colours with the seasons, and surrounded by nature, the Farm House has a practical off road parking area close to the homes main entrance. Through the main entrance hall is an open plan kitchen/dining area, spacious and fully equipped, with an electric hob and double oven, microwave, fridge/ freezer and Nespresso coffee machine. Attached to the kitchen is a tilled utility room with a back door, perfect for wet dogs who need to dry off after a fresh country walk! The dining area opens up to a large enclosed garden with a patio area, completed with garden furniture and BBQ plus bike storage & deck chairs available if required.

In order for you to be able to put your feet up and relax as one should on holiday, we offer additional bespoke meal options where we will prepare a delicious meal for you, though still giving you the flexibility to eat when you want. If you really want to indulge you can even ‘add on’ a fine bottle of champagne so you can unwind with a glass of bubbles, during the day or night!
What is perhaps most exciting is the fact that we have an onsite Holistic and Beauty treatment room: ‘The Lavender Room,’ a place of total tranquillity, where Vicki Rayner has plenty of pampering options to ensure some ‘you time’ on your break. This will undeniably provide the luxurious haven we crave when away.

Instead, on your holiday, you will be able to enjoy our traditional village life wrapped up in amorous community spirit, especially considering the fact that Winterton is listed in The Rough Guide’s top thirty destinations in the world! This means that we are not merely fixed upon the summer months; there is plenty to do all year round.
What is particularly special about our setting is that Low Farm Barns sit just one mile from Winterton’s beautiful beaches. Its sand dunes are a nature reserve classified as an area of ‘outstanding natural beauty’ and are perfect for bird watchers and walkers. Quite special to Winterton, just north of our beach, is home to a colony of grey seals, who have taken the hearts of the locals. These magnificent animals can be regularly seen basking on the beach or popping up their heads above the waves. Our guests can access these picturesque settings by taking a leisurely walk either along a country lane or the footpath upon the main road, both routes taking just fifteen minutes. The beach is a guaranteed place of enjoyment for everyone; for families looking to play games and build sand castles or couples wanting to sit back, relax and take in the sea air. Everyone takes pleasure in visiting the ‘Dunes Café’ too; where guests can enjoy a delightful selection of food and beverages, including the much favoured ice cream stand!
Within the heart of the village you will find a shop selling all necessities, a traditional post office and our infamous fish and chip shop, judged by Norfolk magazine to be one of the top five fish and chip shops on the Norfolk coast. Our village pub, the ‘Fisherman’s Return’ has a friendly and calm atmosphere; the ideal place to unwind with a drink.
